Certified home inspectors are rare. There are only 279 of them in Illinois, according to the National Association of Certified Home Inspectors, our main accrediting body, yet there are about 1,342 home inspectors in total. Certified inspectors do a LOT of education and practice. Why so many fewer certified inspectors? It takes work, investment, time, peer communication, solid ethical standards, and TONS of continuing education. This goes waaay beyond the minimum.  
In Illinois, there were over 18,000 residential real estate transfers per month during the busy season from April, 2024 until Labor Day, 2024. There were about 132,000 total home sales in all of 2024. The median (half above, half below) price was about $292,000. Given these prices, wouldn't you want a licensed and CERTIFIED home inspector, a licensed and CERTIFIED Radon Measurement Professional, a good sewer scope, detection of pests, and assessment for Meth and Fentanyl manufacture and use? As a one-man (for now) generalist shop, I perform home, Radon, mold, and drugs assessment. I have a crew of partners who look at plumbing, sewerscope, and pests. In the vast majority of homes, everything works exactly as it should, with a few minor quibbles. Sometimes, well, WOW! In these cases, we can hep you find and arrange for specialist contractors, who can tell you what needs to be done, and the cost. Hey, sometimes a home needs a deeper dive! If you have suspicions, or are just being thorough and caring, you might want to suggest a Meth/Fentynal assessment. Meth manufacture and fentanyl fabrication are common, and cross socio-economic lines. This includes a desk review for criminal proceedings at the local, state, and federal levels. On my inspection, I can look for telling signs. There are several. I can do that. This project includes a home criminal history report, and screening visit: $175. If there appears to be evidence of Meth or Fentanyl, we can do a chemical wipe, inclusive of the three main types of manufacture: phenyl-2-propanone P2P, ephidrine reduction, and hydriodic acid/red phosphorus). If we do need to go in for a wipe, there's an additional $400. This is an add on cost of $450. The higher amount reflects expertise and potential occupational safety hazards.
Frankly, if you have suspicions, or an intuition, you may want to get a report as justification to end a listing, refuse to list, or even seek compensation (I am not an attorney, ask your legal counsel).
